Full Management Agreement with The Property Management Center, LLC
- Market your property in Multiple Listing Services in Baldwin County and Mobile County as well as other multiple data bases unique only to rental property.
- Print advertising will be at the discretion of the Property Manager.
- Place a sign in the yard.
- Place a lockbox.
- Show your property to prospective tenants.
- Give you feedback.
- Obtain a completed application along with the $55 application fee.
- Qualify the prospective tenant credit report and if you want do a background check.
- Check the credit score and send that information to you for your approval.
- Check the prospective tenants referrances and past rental history.
- Have the lease and approprate documents completed by tenants.
- We use 1 year leases with right to renew upon approval.
- Manage your property as detailed in our Management Agreement.
Here are some of the Activities we preform for you!
- Take pictures of property inside and out after move out and before move in.
- Handle any repairs needed from a moveout.
- Available for repair calls from tenants 24 hours a day.
- Personally view needed repairs request from tenant and take pictures.
- Order repairs and oversee repair process.
- Take pictures of ccompleted repairs.
- Confirm that repairs are completed and done well.
- Pay invoices.
- Pay HOA dues per your request.
- Handle Termite Inspections and pay invoices.
- Do a walk through your property every 6 months to assure the property is being maintained in the condition or better than it was at the beginning of the lease.
